  • How long is a piece of string? It’s difficult to assess as each property is different, there are probably local specialist companies who could give a rough idea. You’d need Building Regulations to do it, but if your house hasn’t previously been extended, you might not need Planning Permission. You can look at the planning portal to answer that. For it to be a ‘proper’ room it would need a proper staircase. If it doesn’t have that, the value it might add would be less as it couldn’t be marketed as additional living space without a staircase that conforms to specification.
