What effect does PV solar panels have on property value?

Thinking of putting a 2-3KW PV system on roof. Likely to cost £10-12K. Pay back looks to be about 10 years. I am interested to know what effect this would have on the house value. If we say sold the house in 5 years would we recover a percentage of the investment in the selling price? Otherwise we could end up worse off! thanks tom

  • Photovoltaic panels can supplement electrical supplies to homes and you may be able to sell excess energy to the National Grid. The system should be properly installed and coverred by a guarantee which can be assigned should you sell the property. You probably won't need planning consent but probably will need Building Regulation approval: you should check with your local council. If your home is a listed building there could also be difficulties. I know of no evidence that the investment would add to the property's value.   • The jury is still out. It is difficult to see a positive effect in a fluctuating market over a short period of time. WARNING installing a 'free' system as previously suggested will not increase the value or 'sellability' of your home. These 'rent-a-roof schemes effectively mean a company owns your roof for 25 years. Who would purchase the home under that?
