How much value will an extension add to my house?

If an extension cost £20k does it add the same amount to the new value of the house? I am wanting to add an extra bedroom and make the kitchen bigger and also a dining room

  • Extensions, done well, usually add value. Although in this market it could be risky if you want a fast return. Often budgets run over what people first estimate. If you have plans drawn up, show them to a couple of local estate agents and get a valuation for your property as it is now and what you can expect to achieve once extended.

  • Why are you adding these rooms and why are you doing the extension? If it is to sell then the first answer is probably the best answer. If you want to live in it and retire and have you family brought up in it then what does it matter? its always worth it as you get the use out of it.
