An estate agent would need to see it, to give an accurate value. Otherwise you might as well look at similar properties to yours on here.

Check the sale prices of similar property in your area being advertised to gain an idea.

Depends on what similar houses have sold for (you can find that here on Zoopla), what the asking prices are for similar houses in your area (for you need to judge whether yours is worth more than theirs or not, based on .....), the condition of your house, internally and externally. Might also depend on which other houses in your area have come to market and haven't sold - if they're similar to yours and haven't sold at £X, you're unlikely to sell for £X. Some of this you can deduce yourself, some might be gleaned from a good local agent. Have a word with yours.
