A house we are buying in Abergavenny has had about 160m2 of garden removed and a house built on it. what would that land have been worth to the house?

  • It will depend on the size of your property and how much land you have left. If you still have a reasonable plot then it will not have made much difference. If suddenly there is a large house on a very small garden it will have dropped significantly. The actual value of the land when sold would be worth about 33% of the gross development value. So if the house which is built on it is worth £100,000 the land would have been worth £33,000. I hope this helps.
