Current values on investment properties

I have a number of investment properties in different parts of the UK. The value Zoopla estimate for the properties in Scotland, Hampshire and Northants are pretty much in line with local estate agents estimates. However I have several properties in Dukes Meadow, Banbury and the local estate agents appear to be undervaluing properties by Zoopla's estimates to the tune of around 25%!. Is this because there is a dominant estate agent who is market making or is there a technical reason why the zoopla estimates are so different

  • Zoopla estimates are unreliable. Sometimes they are reasonable, sometimes clearly unrealistic, up or down. I think the problem is that Zoopla prices are by postcode and sometime there just aren't enough prices in an area to get a good statistical sample, or perhaps the properties vary too much. The Land Registry index is not calculated for small areas and is more consistent.
