  • In simple terms: the present value of the ground rent you will receive for the remaining 95 years plus the value of the flat when the lease expires (the reversion). With such a long lease only the present value of the ground rent counts for much. So, bearing in mind current and future interest rates (and inflation) how much cash would you prefer rather than the ground rent (plus the bother of being a freeholder)?
