Forecast for house prices in Bath
Can you tell me how house prices are expected to move this year for The Oval, Bath, BA2 area? In particular a 3 bed semi, ex-council, requiring renovation.

I am not expecting much growth in Bath over the next couple of years. If you do carry out the required renovation, I would expect this to pay for itself in terms of uplift in value. There is a big demand for rented accommodation and your property could generate an attractive rental yield which should help compensate for any lack of growth and cost of renovations. Note that if you wish to rent to a group of unrelated individuals (students) and the property has no history of this usage, you may require planning permission to change the use to Class C4 (Houses in multiple occupation 3-6 occupants). Renting to a family is unaffected by this legislation.
