How is land valuated separately from residence?

  • Land value is generally quite complex and far from straightforward in terms of value. Maximum market value is generally for land with planning permission in which case with full consent it is about 35% of the final product. Obviously this can be worked backwards for outline permission (25-30%) and likely permission (15-20%). If it is agricultural or amenity/garden land then there is no real hard or fast rule.
