The size of a garden

Does the size of my garden help or hinder the valuation?

  • Hello, It will not help or hinder the valuation- it will affect the price which the property will sell at. It is dependant on the scale we are discussing, Very small gardens will put off potential buyers. On the opposite side very large gardens may have the same effect. There are many externalities to take into consideration when thinking about house prices. The comparable properties which have sold in the area will give you a key indication of current potential prices. I am happy to give you an idea of potential prices if you wish?

  • It is very subjective. A large garden can be a selling point, even add value. I would say it depends on the size of the property and even the type of property you are selling. Generally a larger plot will be worth more money, but it very much depends on the overall size and state of the property which comes with the plot. If you have a small garden, the value will be affected slightly if the property is too large for the plot. If it is a small property, a small garden shouldn't affect the value too much.

  • Hi Wrekin, A well maintained garden will influence valuation positively. Size is irrelevant as you cannot change it unless you are looking to buy a new house. A well proportioned and well maintained garden is the best bet.
