How is a house valued?

How is a house valued? I wondered how a value for a house is calculated. We have found a house we really like, but requires a lot of work, new gas central heating system, double glazing etc. So I was trying to figure out the valuation process to know what a good opening offer is for a property in this condition.

  • I think it will be a good idea to get a price for all the work which needs doing beforehand. Then look at similar houses in the area which are for sale and look at sold prices to get an idea of what the property is worth to you. You could also try contacting an estate agent on here to give you their expert opinion on the asking price of this property and what to offer. The below site will give you a good idea of what these jobs will cost.

  • I would get a quote from a builder for the work and take that into account as well. Then start with offers 15% below - it is a buyers market after all.
