Am I paying too much

My offer has been accepted for 340,000 where the sellers have dropped 20,000. I have just seen on Zoopla that they estimate it to be worth 311,000. How acurate is this and am I paying too much? The house 2 down is for sale at 349,000

  • The 311 figure would based on what they paid for the property a few years ago, then increased/decreased by what house prices have gone or done by in your region (note the word region .. not street, not town, region .. which means it takes into account probably millions of houses.. so the average will be just that .. the average. Secondly, if the owners have improved the property since they have been in it, such as Dble Glazing, new Conservatory, extension, new kitchen etc etc, then the index valuation WILL NOT take this into account (how can it .. it doesnt know what has happened since it was bought) What I do know is that if you roll into an estate agents will a zoopla print out, they wont take a blind bit of notice about it... however, there are other ways to check .. ping me an email .. i wont sell you anything (I have nothing to sell you!) and I will explain how to get yourself in top dog position.
