Are house prices falling and what can we expect house prices to average in 2011?

As with everything there is tremendous variety across the various regions of the UK. As a whole I think a static market /slight decrease is likely for the year.

I don't think there will be any significant increase or decrease in property values over the year, just slight peaks and troughs. I know that some estate agents are optimistic about property prices increasing this year, but it will most likely depend on the area.

To be honest this is a really good question and one I have researched for the last 6 months, I have to say that in my opinion house prices are falling but not in the way it looks, there are many houses now on the market that are at least £15 to £20,000 over marketed, 5 years ago times were good, people were able to live and save so this would mean that peoples disposable income was higher, lets say a house was marketed at £150,000 but a mortgage company saw the property to be worth £135,000 that would mean that the buyer would have to find the difference plus some, where as now people have no longer got that extra money available so in a nut shell houses are selling for a more realistic amount of what they are worth and agents can no longer over market properties or else your property will just sit there for months on end, both vendors and buyers alike have an array of tools available to them now which will give you a rough idea as to what your property is worth, so I believe houses are actually selling for the right prices now and if more agents took this stand on marketing homes you would possibly find that although you are possibly selling for what you would think £20,000 under what your home is worth you will actually find that your home is selling correctly, my advise is do not always go to an agent that offers you a higher price,
