House values, 2 bedroom flat, Telford Drive

I would like to know the value of a 2 bedroom flat in Telford Drive, Edinburgh, as keep getting diffrent valuations

  • There are a number of ways of finding out the value of your property although none are foolproof sadly. As a solicitor/estate agent I'd suggest that the best way of getting a good value of the property is to ask three solicitor/estate agents to visit the property and to give you a free, market valuation of the property. This is the price at which they think (or at least say that they think!) they will be able to sell your property. Of course, take these with a small pinch of salt as many estate agents are still tempted to overvalue property in an attempt to 'win' business and do ask them how on earth they arrived at this figure (don't accept, 'Oh, I've been doing this for years' unless it is patently obvious that this agent is marketing and selling everything in the street and really does just know off the top of their head!). The spread will give you a good idea of what the value is. Alternatively, a solicitor/estate agent can organise a pre-Home Report valuation for you. It will cost just over £100 and is done by a chartered surveyor so in theory it's a little bit more scientific than the valuation provided by a solicitor/estate agent. If you do decide to put your property on the market, the cost will be deducted from the cost of the Home Report that the law now requires you to have before you put your property on the market.
