House buying estate agents law.

If you make a written offer are estate agents obliged by law to decline it in writing only? Also after advertising it for buyers the estate agents have now said cash buyers only, are they allowed to change the rules like that?

  • There are no laws saying how an offer may be declined, or saying cash buyers only. Anyway, it is the vendor that is making these decisions not the agent. You have made your offer, it has been declined. All you can do is a. increase your offer, b. buy a different property or c. sit and wait - if they can't sell, they may well accept an figure they have previously declined. Good luck.
