If you have approved extension plans in a conservation area, how much value will it add to the selling price?

Firstly, calculate the value of the property with the extensions, then calculate the value of the property now. Take the second figure from the first, this will give you what the added value of the extension will be. Now get a quote for the works for everything.. I mean everything, including decorating carpets, the works.. totally 100% complete. What ever is left is called POTENTIAL PROFIT.. it will add one third of that potential profit to the the overall value... EXAMPLE.. House with extension is worth £400k and the same house without the extension is only worth £300k. Cost of the extension works is £65k. Therefore, it adds £100k in value but costs £65k to do. So the profit of doing the works is £35k (£100k less £65k = £35k).. so one third of that is £11.5k .. So the plans add 11.5k to the value, which means its worth £300k plus £11.5k = £311,500
