Covenants restriction and valuation?

A corner semi detached bungalow has got a public sewer on the site plot behind the garage because of which it is subjected to the following covenants: 1.Right of way. 2.No permission of extension within or up to 3 meters of that sewer. 3.rights of drainage. Just found out at the last stage of buying this property. I want to know how adversely this would affect the resale value and also the current value of the price?

  • It would certainly come up in the searches and this may effect the lenders position and also the purchasers decision.

  • It would only affect the value if you bought the house expecting to be able to extend on the restricted piece of the plot.
