What is considered a fair offer on a house that needs updating?

There is a house I am interested in but is around 50k over budget. The size is perfect but it needs a lot of work in terms of updating - was probably last decorated around 20 years ago. I would like to know what to offer without offending.

  • Forget about offence. If your 1st offer is immediately accepted it was too high! How much would the house be worth in perfect condition? subtract the cost of works which must be done? Subtract a bit more (profit no one does a refurbishment for free) This is your price. If you take a refurb job for no mark up you value your time/vision/risk at £0 per hour.
