I think it is a good idea to start negotiations at 10% below, 2% doesn't really leave you anywhere to go. You might find you only manage to get them down 5%. I have seen properties selling for 10-12% less than asking price lately, but they are ‘distress sales’, repossessions etc. And then there are those who stick to their guns and want close to asking price, you can only try!

Yes, agreed - I think that on average houses are sold for 91% of asking. An offer can always be increased after all rather than decreased. If you are not embarassed by your offer then you've offered too much! ;-)
