Negotiations on asking price, advice please.

Would it be fair to take all the sale prices of similar properties on a street sold in the last year, and take the average of these as an asking price? I wish to make an offer on a property, could taking the average of previous sales within the last year be a good negotiation tool? Thank you in advance for any input.

  • It sounds like a great way to negotiate on price. Nothing better than sale prices to find out what a property is really worth. Taking the average of a few sales can be a good idea, as long as you are taking the average of similar properties of the same size/number of bedrooms etc.
