How reliable zoopla estimate?

I have put an offer on a property in LE3 8PN, for £247k and I can see that the Zoopla value is £230k. As I am a first time buyer, I feel that I have offered too much. On the ad, it said £250k offers over. Any advice?

  • I would recommend you have a look at what the last few properties sold for. Hopefully, there will be some indication of a recently sold property at or around the price you mentioned. You may be surprised and find that your offer is less than a recently sold property, which will be good news. Good luck.

  • Try using the National Homebuyers house estimator as another means of finding out how much this property is worth. This should at least give you a second opinion.

  • The seller asked for 'offers over £250k' and you have offered £247k. Has this offer been accepted? How much do you want it for, can you afford it, what are the chances that someone will make a better offer, what else could you buy for that money? Try alternative valuations.
