Under what circumstances can a property transfer (sale) not be reported/recoded with the land registry?

None than I am aware of but there are legitimate and legal Stamp duty savings schemes that many of our customers use if that was the angle you were looking at. If you do get an answer that suggests this is possible I would love to hear from you as I am interested to know.

Hi Danny, there is a situation where you wouldnt register a Transfer and that is where its a commercial lease and it is under 7 years old, I hope this helps otherwise the answer is there are none
