Does having an Express Supermarket open below the flat increase the value of the property?

A Supermarket express is opening below my flat will this help increase the value of the property or not? Many thanks

  • I assume there has always been commercial premises below ? Depending on the hours of opening this will be in general an asset but if the supermarket has fridges and air conditioning units outside that may detract from the appeal of living there. Basically depends on the size and opening hours (and clientele !)

  • Like Crock2 the first question has got to be was it always above commercial - as a broad brush rule above commercial until it is a new build is 10% cheaper and above take away 20% - with a good supermarket (tesco / sainsburys) i think it may help
