How much value does garden add to a property?

I have seen a ground floor property that I like, the flat upstairs was sold at 14% less than the asking price of this property just two months ago. This property has a garden, everything else in both the properties are similar. Do you have to pay that sort of premium for a garden, which isn't too big either?

  • If you really want a garden, probably yes. Of course the property that sold two months ago may not be as similar as you think, prices will have risen since (especially flats in London), the ground floor property may get no offers at that price. It's worth what someone —not necessarily you— will pay for it, with or without a garden.
