How high do agents list property?

I am finding list prices to be 20% higher than fair values. How can I negotiate a fair market price in the face of unreasonable list prices?

  Something is worth as much as someone is prepared to offer. If you consider the ASKING price to be too high, then offer a price YOU want to offer ... they can only say no
