  • Late 2011 per Savills, most informative and thorough in my view. But they may drop over 10% before they start to rise. If your question is "when will my house be worth what I paid for it" that's another matter! If you bought in 2007 it could be over ten years.

  • Estate agents will try their luck at putting house values a little higher in the first quarter of 2011, they might just catch up in October. Although I would imagine they won't rise significantly, they may just stay at the same level as 2010, with a few ups and downs throughout the year. I completely agree with above in that if you bought in 2007, you probably won't see those prices again for a decade.

  • I believe that house prices will only start to increase as lenders are more confident and lend to more people wich is a way off, prices did bounce back in 2009 but not to the great peak of 2007 and a bobbled along for 18 months with small increases and decreases along the way.
