House prices in my area?

House in currently up for sale approx 5wks.valued at 165, agent rang a week ago wanting us to price drop to 160,00 agreed on 162,500. Today spoke to us again asking us to drop to approx 135,000 due to current market. Our house is 4 bedroom well presented house, in a great area close to train and bus station and schools,town centre you could walk to, the only down side is we don't have a front garden and we have a small decked yard to rear, we feel this drop is a bit much, this is our first move as house we bought as first time buyers. Just looking some advice on what to do.

  • I suggest that you do some research on what other property similar to your own are on the market, and most importantly at what price they are selling for. Price trends within the market are affected by local issues as well as the wider economy, for example sudden high unemployment, rise in crime etc. I would suggest you ask your agent on what basis they came up with the original asking price and why they are now recommending a reduction of almost 20%?. Ask your agent what the feed back from buyers have been, have you had many viewings if so what has the feed back been and what comparable properties they have sold similar to yours. Ultimately there are only 2 reasons why a property does not sell, it is either too expensive or the estate agent is not marketing the property correctly.
