House price offers.
What is a reasonable offer on a property guided at £275.000?

When it comes to making an offer in the current market, it can often be useful to go as close to the asking price as you can afford to, largely because demand remains very high at the moment, and you may come up against other people who also want the home.
However, the best guide is to offer what you feel is fair. On one hand, you don't want to go over the budget you have set yourself and end up paying a mortgage you cannot afford, but you also don't want to go to low and risk offending the seller, because you might burn your bridges.
When prices are low, you can risk going as low as 25 per cent below the price and working your offer up in small installments, but at the moment with the relative buoyancy or property, I would not recommend lower than ten per cent below asking prices.
