Detached versus Semi

How much more in terms of a % should I pay for a detached house over a semi, when the size and decor are pretty much identical?

  • Typically the difference in my experience is circa 10% for like for like property which are attached or detached.

  • If the properties are almost identical on floor plan and sq footage than typically you can expect to pay between 10% and 20% depending on location and potential for expansion.

  • With all thing being equal and provided they are in the same location than the 10-15% would seem appropriate. If the homes are in different parts of town then the disparity may be different. For example a semi-detached may be worth more than a similarly sized detached house if the semi was in a better location than the detached.
