What to offer on a house valued over the £250K SDLT threshold

I wish to buy a house with an asking price of £289,950, what would you recommend as an opening offer? Is £250K, due to SDLT acceptable? If the vendor refuses what should i do next?

  • That would be 16% below asking price! Unless the seller is very unrealistic in their expectations and it has been on the market for a very long time, not a chance. If you are not prepared to offer more than 90% of the asking price then consider it way out of your budget. If the vendor refuses then you either make a better offer or look for something you can afford.
