How much can I barter down the price of a new build?
What is a reasonable starting point for discussion for a new home? I am looking at a show home marketted at £425k, I wouldn't want to pay any more than £400k for it. I am taking into account the size of accomodation available, location and quality.

Usually if you are buying without using the part exchange scheme and can move quickly there is room to barter. 25k off a house of that price isn't unreasonable, it is only roughly 6%. If you are in a strong position to proceed then it is worth a go, new builds are always over market value to begin with. Once a development is in the final phase, there are usually reductions anyway. Go in strong and stick to your guns. If they won’t budge and you want it, try a slightly smaller percentage drop and ask for a ‘lot of upgrades’. A house is worth what it is worth to the person buying it at the end of the day.
