How quick does the value of new builds increase?

We are thinking of buying a a house built in 2011. It is on the market for 215,000 yet the house was bought new in october 2011 for 183 500. Could the value really risen so high so quickly? The house is on a new development with plans to build further houses around it so while the estate is more established than it would have been two years ago it is still being developed.

  • Usually new build properties are sold slightly over value, so they don't tend to rise so quickly. But it can depend on the area, supply and demand etc. Looking at sold prices is the best indication of what people are willing to pay, estate agents valuations are usually higher than what a property will actually sell for.
