Typically a builder will buy your property at market value against a new build and then look to sell it on once the transaction has exchanged. It is straight forward and cuts out a lot of the stress involved in chains, and also the fees.

It is well worth considering part exchange to reduce the stress involved in being in a chain situation. Although it will be more straight forward if buying from a developer, than part exchanging with another re-sale house.
