Current estimate of 123 Brighton Road, Surbiton, KT6 5NJ

The seller is asking for 500K for this Freehold, 2 bed semi detached (end of terrace) property with garden and 706 sq ft internal area, 2 gardens with rear garden 33.5x11.5 ft, 1 garage, 1 reception, 2 double bedrooms, 1 bath, cloakroom (hallway) & kitchen. Zoopla's estimate is very low at 367K. A similar property (123 Brighton Road) EXCLUDING garage & not end of terrace, sold for 440K in Aug 2013. It is now Nov 2013 & the asking price on this unit is 500K!! Considering inflation , extra garage & end of terrace is it worth the additional 60K? Thanks!

  • The property does not yet appear to have listed on Zoopla so it is difficult to give you very specific guidance, however it is worth considering the following: Firstly the garage could be worth a significant price on its own; we are currently getting more than £20k for garages in the area. The condition of the previous property is not mentioned and this could have a huge impact on the sale value. If the other property you saw SOLD for £440k in August it may well have been listed at least five or six months before this and a shortage of stock has driven prices dramatically this year.   • We estimate the value of this property to come in at £435,000 to £465,000. The gap in the val would depend on the condition of the property.
