  • Depends who you ask and in what area. Personally I favour the Land Registry data. It is historical and may therefore lag current prices, on the other hand it represents prices on transactions that have completed not the wishful thinking of vendors and agents.

  • Average wont give you much information as each area has its own values - you can check also zoopla or rightmove under sold prices - by postcode or area - and see year by year or house by house within a postcode - sometimes houses have extensions so they sell higher and others need a lot of work so they sell cheap - its difficult to get an average that will be accurate
