How is there such a big difference in estimates between 24 & 26 Excelsior Drive DE11 8DW. What difference does number of bathrooms make.

  • Hi mcw123, There are a number of reasons that one property in any given area may cost more than another, of which an extra bathroom might be just one. As a general rule, I would say that yes, a bathroom would improve the value of a house over another. While it is more normal that this would be the case when there is a home with two bathrooms over one with a single bathroom, it can still have an impact, dependent on who is valuing the home, when the difference is between two and three (as in this instance). Because these are bigger properties, however, the fact that one of them has an extra bathroom would be something that could be a real deal breaker for families that might choose to live there, and this can have a decent impact on the value of the property. There are, of course, other issues that can also affect the value of a property, though. Factors that are not noted on the Zoopla estimations that could make a difference could include the likes of a conservatory, decking in the back garden, an extra garage, or something to that effect.   • However, if you change the details of number 24 to be 3 bathrooms as well, it only makes it's value go from 161 to 164, unlike number 26 which is 190+
