Commercial and private dwelling valuations
If a property has a purpose shop attached to a dwelling with a rental income does this increase the sale valuation price?

It all depends on the strength and providence of the lease. Generally however commercial values tend to be lower than that of residential and funding a purchase may become more difficult.

Generally no due to saleability, the difficulty in obtaining mortgage finance and other competing properties , however some residential buyers may be interested if you can convert it to enlarge the main dwelling. If you want to sell best to try a larger agency who has access to regional buyers not just locals.
