Which is more valuable, 3 or 4 bedrooms?

My house can be a 3 bedroom and 3 reception room house or a 4 bedroom and 2 reception room house. Which is more advantageous regarding the valuation? Thank you, Colin

  • If the rooms are upstairs then most people will consider them bedrooms, downstairs reception rooms. For a downstairs room to be considered a bedroom it really needs to be accessible and have a downstairs bathroom. From a marketing point of view '4 beds' probably gets more attention for the price than 3; but it depends on where it is and what it looks like. But once someone views the property (or even looks at floorplan and all photos) they will start considering how big these rooms are and how convenient.
