How much does it cost to sell and move home

Our house is worth around £245 000.We would like to downsize in order to reduce our mortgage. So after all the costs incurred in moving i would like to know what kind of property I can look for.

  • Currently your liability would be for an EPC when putting the property onto the market,solicitors fees and agents fees on the completion of the sale. Must agents will charge between 1.5%-2.5% of the sale price, solicitors vary considerably. An EPC between£50-£100.

  • To sell a property, you will need to meet the cost of an EPC report in order to market.. When a buyer has been found you will need to budget for the legal costs and the estate agents commission. The solicitors fees are likely to be around £550 plus vat and about £10 to obtain up to date copies of your title from the land registry. If you have a mortgage there may be a bank admin fee to move the money to the lender to repay your mortgage. If you are wanting to buy a property too, then there would be similar solicitors fees, if a similar price range, then there would also be pre contract searches of approx £300, land registration fees and stamp duty land tax. These are on scales, depending on the price you are buying for. You may also incur another bank transfer admin fee for your solicitor to move the money around on the day of completionj. You should also consider the cost of a mortgage arrangement and valuation fee and/or any independent surveyors fee.
