How much are house prices expected to rise or fall in next 5 years?

Without wanting to appear unhelpful the honest answer is nobody knows, every expert and report offers different opinions, some say up some say down, but long term they will always go up.

Impossible to say at the moment. National statistics are a genralisation and do not take into account local variations which will become,I think for more important. Overall best guess further slight drop and then probably no more than inflationary growth. Unemployment and inflation are the big keys.

Recent Savills prediction in the Sunday Times said -1% in 2011, then between 4-7% a year from 2012 onward. Which is inflation plus a little bit. The days of 10%+ pa seem to be over for ever.
