House extension bedroom value?

As a general rule of thumb, how much value does an extra bedroom add to a property in TW2?

  • Hello. It is difficult to give a precise answer, but usually approx 10% is added with a fourth bedroom. It can vary because a large three bed can be worth more than a smaller four bed, although a four bed detached property with a large garden is going to be very desirable. So many people now want an office/study, so if you have a house with no space for a study and four beds, the smaller bedroom can become a study. Families tend to look for bedroom space as well as reception space, or extra reception rooms. A four bed house is usually more expensive than a three bed, but like Chris has said, it depends on so many things. 10-15% is probably as accurate as I can be.
