Developers price list

We are considering buying a new build from a developer and have been to see a few. They all give you the price list but a couple of them then went on to offer discounts, one giveing a big discount on the list price and hinted that if we were proceed able there would be more she could do. My question is do developers always offer a discount on the list price or does it depend on the site/developer etc. We have not looked at some houses as they are out of our price range, but if it is common to discount then we may have considered them. Thanks.

  • Developers will most likely offer discounts if they think it will get you signed up. Getting the last house on the development will often give you a good discount as the developer just wants them all sold so he can move on to the next development. Remember it's a buyer's market. I don't think many people pay the list price

  • Great question. I would imagine most developers take a little off the price in this market. They will often throw things in like white goods and other extras to sell property. New build property is overpriced, it makes sense to barter and barter hard.
