It varies massively, depends on what service you want from anything of 6% to 15% so best to shop around.

Normally 10%. Problem is that it's 10% every month for ever. Which service do you need most - finding a tenant or handling problems once you have one. If it's the first, then don't use an agent, just advertise in the paper. If the second, then the regular payment may be worthwhile. Push them to 6%-8% though.
