  It normally means that the agent has found a tenant who wishes to rent a property, they have put down a reservation fee and are going through the reference & credit checks but have not moved into the property.

  Don't necessarily agree with the previous answer for us let agreed means just that the house has gone and we have left it visible so anyone who had been considering it will know they are too late.
