How can i rent a place with no guarantor or references but earing £1000 per week?

I am a 19 year old female who's always lived at home with my parents. I am also self employed and earning anything from£400-£1000 per week. I have no references from landlords due to the fact i have always lived at home and i also dont have a guarantor due to parents being on a low income. All i want is to rent my own place but finding it extremely difficult to find an agency who will accept me. I am looking to rent a property in either Bristol or Essex.

  • Hi mmf, If you are self employed, that will be your biggest obstacle to overcome, since you don't have a set and steady income from a permanent job. However, given that you are earning a reasonably large amount of money, you should be able to rent somewhere. If you can afford to, the easiest thing you can do is to pay a few months of your rent in advance. This means that the landlord does not need to worry about you having enough to pay your rent in any given month. Aside from this, if you have records of your income stretching back for a number of months, then it is possible you might find an agent prepared to give you a tenancy. Many thanks, Scott

  • Try and find a property with a private landlord, for example on gum tree ....also offer to pay 3 to 6 months rent in advance.

  • Being self employed at may be hard to provide sufficient references. Your best option would be paying rent up front and therefore avoid any credit checks, guarantor requirements or references.
