This varies from agent to agent and landlord to landlord, and by area / city. Most agents will outsorce the referencing to a professional company who will charge the agent, who in turn will pass on this cost to you. The agent will also charge you for negotiating and preparing the tenancy agreement. Expect to pay anything upwards of £100
