Where can I find information on holiday cottage rental values?

I am looking to move to Devon and purchase up to 3 cottages as holiday lets. These could be 1, 2 or 3 bed properties, subject to potential rental values.

  • I'd start by doing some market research on the internet. Google 'holiday cottages rental uk' and then you can compare prices in your area. I would also contact at least 3 local estate agents for valuations. You need to know whether your cottages will be 100% occupied over the year and then do your sums. Also make sure you are aware of your obligations and responsibilities as a landlord if it's your first time renting out property. You will also need to consider upkeep/cleaning/insurance/wear and tear etc. Good luck!

  • I agree research is the best and only real sure fire way to get to understand the market and values. The best advice would be to act as a client looking for a holiday let and register to receive all the cottage for hire brochures you can. You may need to build in agency costs for the 1st year to help you fill the cottages and you will also need to consider empty periods as very few lets are 100% occupied all year round. Remember to factor in seasonal variations on prices. I can put you in touch with good agents in the west country who will help advise and have properties on their books that may be suitable.
