How would you estimate the rental value of a property?

  • Hi Catherine, The best way to figure out what you should charge for any property is simply to get out and about and learn about the area that you are going to be investing in. Look at other rental properties of a similar size and type in your chosen area that are currently on the market and simply see what other people are charging for their homes - this will give a good idea of what you should charge. The other thing you can do is to make use of this website. If you have a look at the top of this page, you will see a tab labelled 'sold prices'. If you hover your mouse over this, you will have two options drop down. You should choose the second one. The next page will have a number of different tables on it. One of these shows you a breakdown of different rental asking prices on average for a range of property types by area, so you can use this as a general guide. Many thanks, Scott
