Advice for buying to let

I am thinking to buy 1-bed flat in E3 area for investment purpose. What is the demand like? Can I find a tenant easily?

  • The best thing for you to do is contact your local letting agents, and ask them what the rental demand is for this type of property in that particular area. There is generally a high rental demand, however it's always best to make sure, especially as an investment.

  • The demand in E3 is pretty good for 1 beds but the market there has seen agressive growth since the Olympic legacy started. Rent have topped out there for a couple of years so dont expect large rent increases in recent years. That said, the long trem regeneration plans will mean long term capital growth and, with it, rental increase- but you'll have to be patient. I always advise Landlords that BTL is a long term game NOT a short one so areas like E3 are good if you're not desperate for an instant high yield. If you can, find a property that needs cosmetic improvement/refurbishment as this will massively boost your rental income (as well as capital).
