How to divide rent on a property with garden?
We're sharing a two bedroom ground floor flat in West London. The first bedroom is two and half times the size of the second bedroom. We were going to divide the rent by the square footage of the flat. However we also have a relatively large garden, a basement and a car parking space. We're really good friends and want it to be fair but we haven't got a clue how much these other aspects contribute to the value of the rent. Any suggestions?

Try one taking the basement area and garden and the other the car parking space.
